The hotel is open, we are renovating. How did we plan the modernization of Campanile PRIME Warsaw Center without closing the facility?

Modernisation in an operating hotel is a true art of synchronisation. Reesco, together with Iliard — the design and advisory arm of the Reesco Group — designed and carried out the works at Campanile PRIME Warszawa Centrum in a way that ensured guests slept peacefully and the hotel team operated without disruption. From day one, we adopted an operational perspective: first diagnosis and planning, then execution aligned with the hotel’s daily rhythm — with a strong focus on business continuity and precise coordination.

 

Diagnosis, plan, risk control

 

We began the project with an in-depth analysis prepared by Iliard, which allowed us to clearly define the scope, budget, and schedule of the works. Thanks to this approach, even before the start of construction, we knew exactly where we were investing, what would be modernised and what would remain unchanged — all with efficiency and business value in mind.

 

Two standards, one coherence

 

The modernisation was designed in two coexisting standards tailored to the hotel’s real needs. On the seventh and eighth floors, we applied the medium variant — with complete replacement of finishes, lighting, and furnishings — while on the remaining floors we carried out a soft refresh, including new colour schemes, lighting fixtures, electrical accessories, decorative elements, and films. This differentiation allowed for optimal allocation of resources, an elevated standard and aesthetic coherence, while preserving the proven functional layout of the floors.

 

A schedule in the rhythm of the guests

 

Execution was organised in harmony with hotel operations. We worked in stages of two floors at a time, which allowed continuous room sales and clear separation of work zones. On the ground floor — in the lobby and restaurant — works were carried out in strictly defined time windows, aligned with occupancy levels and the event calendar. Material logistics, vertical transport, and waste removal were planned so that they never intersected with guest flows; zoning and strict HSE procedures ensured predictability in shared spaces. This level of coordination was strengthened by ongoing communication with the operator: regular progress reviews, fast decision-making paths, and real-time adjustments to onsite conditions. These practices — phasing, delivery logistics, and HSE compliance — form Reesco’s standardised model for operating hotels, proven in past projects and well-recognised by operators and owners.

 

End-to-end responsibility

 

As the general contractor, we were responsible for the coherence of the entire chain — from preparing work fronts, through deliveries, to final inspections and handover. Quality control was multi-layered: crew checks, supervision reviews, and joint inspections shortened the correction cycle and stabilised the schedule. As a result, the investor received a modernisation that was predictable in cost and timing, and the hotel did not require operational shutdowns. From a business perspective, the key benefits include extended lifecycle of finishes, improved perceived aesthetic quality, and a likely increase in guest ratings.

 

A renovation the guest never sees

 

“Hotels operate twenty-four hours a day. Success depends on whether the construction process can adapt to this rhythm without disturbing it. At Campanile PRIME Warszawa Centrum, this was achieved thanks to preparation, phasing, and close cooperation with the operator,” emphasises Karol Błaszkowski, Senior Project Manager at Reesco. This project demonstrates that with the right planning, a ‘live-operation’ modernisation becomes a repeatable standard: with no quality compromises, full control over scope, budget, and timeline, and with guest comfort and uninterrupted hotel operation as the highest priority.
